Tenant Fees Structure

At Seymour Green our fees have always been clearly stated to all prospective tenants that make an offer to rent a property.

Commencing a tenancy:

The following fees will apply to any lettings property advertised by Seymour Green Estate Agents:

  • A contract preparation fee of £200
  • A referencing fee on a per-person basis, of £35

These fees are inclusive of VAT.

Therefore, for a typical tenancy of £1250 PCM for a single occupant, Seymour Green's fee for obtaining references from the tenant, preparing documentation and arranging move-in would be £235, charged in advance of the commencement of the tenancy.

In advance of moving into the property Seymour Green will need to be in receipt of a month's rent in advance, plus a security deposit, which is usually 6 weeks rent.

During a tenancy:

Late payment of rent incurs a £25 administration fee per letter notifying the tenant of their arrears.

If a partial change of tenants take place the incoming tenant will be responsible for paying a new contract preparation fee and a referencing fee.

Broken fixtures of fittings or damage to the property will incur costs which will be taken from the tenant's security deposit at the end of the tenancy.

At the end of a tenancy:

Costs to the tenant do apply at the end of the tenancy period, and are variable depending on the size and location of the property:

  • Check Out Inventory
  • Professional Cleaning
